A complete disappointment. Worst experience and horrible service. Referred by our long time realtor and at the advice of two attorneys decided to fire them due to apparent incompetence in figuring out title and ownership issues by failing to recognize legal documents. They also failed to perform a requirement of the sale contract and did not inform us. We found out about the error only when we changed to a new title company. We changed to a new title company which had no problems closing the sale. Do not recommend Excel Title Garland Texas. Beware!
