David B. Lambert is an associate in the Real Estate Group of Gilchrist & Rutter.  His practice focuses on all aspects of real estate and corporate transactions, including:   representing landlords and tenants in commercial, retail, industrial and telecommunications and data center leases and other lease related matters; representing buyers and sellers of commercial real property; representing real estate developers and/or investors in joint ventures; representing owners in preparing and negotiating construction contracts and architectural services agreements; representing lenders and borrowers in loan transactions secured by real property; representing developers in various aspects of real property development (including development of contaminated properties); representing buyers and sellers of interests in business entities; forming business entities and preparing organizational documents; and providing counsel with respect to land use and environmental issues.   

Mr. Lambert received his J.D. cum laude from Loyola Law School, where he was a Fritz B. Burns Scholar and a Sayre MacNeil Scholar.  In addition, he participated in the Scott Moot Court Honors Board Jessup Team, and was a member of the St. Thomas More Law Honor Society and Order of the Coif.  He obtained a Master of Arts in Economics from California State University, Long Beach and a Masters of Science in Civil Engineering from Clemson University. In addition, Mr. Lambert graduated summa cum laude from Clemson University with a B.S. in Civil Engineering and is a Registered Civil Engineer in the State of California.  

Mr. Lambert was previously an associate in the Los Angeles real estate department of Paul, Hastings, Janofsky & Walker LLP, and previously worked as a law clerk for Horvitz & Levy LLP.  He also has ten years of prior experience as a Civil Engineer.   

Representative Experience:

  • Represented landlord in connection with leasing nearly 1M square-feet of space at City National Plaza, Los Angeles, CA.
  • Represented landlord in connection with leasing more than 600,000 square feet of office space in a portfolio of properties in San Diego and Orange Counties.
  • Represented landlord in connection with leasing of space at 10100 Santa Monica Boulevard, Los Angeles, CA.
  • Represented landlord in connection with leasing more than 700,000 square feet of Industrial warehouse Space at Cheli Distribution Center and Ontario Distribution Center
  • Represented a real estate investment trust in the leasing of space in numerous data center-telecommunications properties throughout the country.
  • Represented landlords and tenants in many additional lease transactions and leasing matters throughout the country.
  • Represented a national financial institution in lease transactions for headquarters space and local branch locations in the southwestern portion of the country.
  • Represented a real estate investment trust in the acquisition (for $175M) of a data center property in Arizona and a business operating within the property.
  • Represented a real estate investment trust in the acquisition of numerous data center-telecommunications properties throughout the country.
  • Represented a large media company in the sale (for $125M) of a studio property and related sound stage assets in Hollywood, CA and the lease back by an affiliated television broadcasting company of a portion of the property.
  • Represented a leading private investment firm in the acquisition (for $275M) and refinancing (including mortgage and mezzanine financing in a combined $250M) of a hotel property in Hawaii (located on ground leased property).
  • Represented a leading private investment firm in the acquisition (for $77M) of a hotel property in Arizona.
  • Represented a seller in the sale (for $27M) and lease back of an industrial property in Los Angeles, CA.
  • Drafted the acquisition and disposition agreements for numerous clients for a variety of commercial properties.
  • Represented a large search-engine company in preparation and negotiation of $50M+ construction contracts for large data center projects in several locations throughout the country..
