Spent $2500 to get an appraisal done on 8 units, Robin who's a VP and Matt Woods who's an appraiser for them showed up and were there for literally 10 minutes. I was given a date I would receive the appraisal by, and I asked to receive it a few days prior to that date, and I was told it would happen but I did not receive it until the final day towards the end of business. Comps used were inaccurate... Appraiser used a comp that had no roof, no electrical, no plumbing, and needed all new framing and sheetrock plus no kitchens, baths, flooring, or any finishes / fixtures / outlets which they valued at $15k/unit to comp our property that had plumbing, electric, roof, framing, sheetrock, kitchens, baths, light fixtures, outlets, switches which they comped at $20k/unit... Not sure about you guys but I've never been able to find a contractor who could add plumbing, electric, bathrooms, kitchens, and a roof plus more for $5k/unit... I buy a lot of multi family, as do many of my acquaintances and clients, I will never use this company again and I will refuse to pay if an appraisal management company requires us to use this company.
Absolutely terrible appraisal company. The horrible appraisal they “performed” created a nightmare scenario between me and my bank after my build (which came in 25% below direct cost!). I don’t know how any one company can be so incompetent. Do yourself a favor and steer way clear. This was once a good resource turned nightmare. They would not even bother to explain why such a poor appraisal and the first thing they ask my bank after I ripped them was “will we get paid?” Incredibly disappointed and has caused me a mountain of cash and months of having to finds new funding source. Imagine the worst case scenario, they created it. They even had 3 comps in the appraisal that got us to the number it deserved and they still messed it up.
Todd Stansell was very thorough and did a wonderful job appraising our property. He coordinated well, pulled solid comps, and was extremely professional and fair.
First, the company went back on an original pricing of $375 up to $400 per appraisal and wouldn't negotiate a lower group rate with a group of appraisals on 7 small single family homes. Then, the appraiser and the company denied giving me or my bank pictures of the fuse boxes they took unless I paid them more money after first lying about not having the pictures even though I was with the appraiser at 6/7 of the properties while he took the photos of the open fuse boxes. In the future I will never work with this company again although they did a good job on the actual appraising. You can find a better company to work with who is willing to put the customer first.
