Complete frauds. They lied about multiple things in the house showing. Dishwasher doesn't work, I can't open the blinds, and it's been a month and a half with no effort to resolve these issues. There's am entire colony of bees living in the walls of the house, making their way inside. I couldn't figure out how bees kept getting inside until I figured this out, about 2 weeks after I moved in. When I informed them of this, they said 'pest control' was my problem because it was past the 5 day move-in period.
If I could give zero stars I would, this rental group has allowed trash to build up on their properties, people trash the area around their neighbors and have cops called almost daily even after multiple issues no response or action. Hope they enjoy dealing with health department, and law enforcement more now!!
Rented a duplex from them in Dripping Springs. They did not maintain a service contract on the septic. The sprinkler system sprayed sewage all of the yard - my neighbors dogs got bacterial infections. When I had questions about my lease, I was told by Dean Erickson that "it was complicated." Instead of him making any attempt to clear up my confusion. They nickel and dime you at move out. $350 to shampoo carpets for only 2 bedrooms. (The place was mostly tile, carpet was only present in the 2 bedrooms). $250 housecleaning charge to clean up after they painted (I spent 8 hours cleaning this place after we left - the cleaning had to have been due to painting, and not because I left the place dirty). $150 to replace- doorstops, lightbulbs, and AC filter. $150!!! (I left light bulbs and replaced the AC filter - not sure why they needed to be replaced. And, the place did not have doorstops when we moved in. After I moved out, they made no attempt to switch the utilities back into their name, and sent their make ready crew into the place on my dime. They were not willing to be flexible when I requested a lease extension. Minimum $100 rent premium charge for anything less than a year lease. The place was not in great shape to begin with. There was mold on the exterior siding and back deck. The back yard was over grown when we moved in. The refrigerator leaked on the floor everyday. I would not recommend this company - they definitely not customer service driven.
The people running this, Debbie, in particular, are unscrupulous. They lack utter respect for their tenants and view them as a mere dollar sign rather than human. I had a lease with them I had to end due to domestic abuse, of which I sent them proof of, a disposition of a serious charge, and they not only didn't allow me to terminate my lease based on the Texas law code: Section 92.016 of the Texas Property Code gives victims of family violence the right to “vacate and avoid liability.” They STILL charged me for two extra months while they found another tenant, had me do the labor of showing the apartments, listing Covid as the reason while they weren't showing it, but willing to put me, a victim at risk. To top it off, they took all of my deposit away because I wasn't done moving out some bags from the patio on the 31st of December while contradicting themselves in the same invoice charging me for four days of extra rent since the new tenants pulled back their move-in date. Needless to say I filed a consumer complaint with the general attorney and will be hiring an attorney.
I have used Erickson and Associates since 2005 to manage my rental properties in the Austin Texas area. The E&A than I know is extremely responsive to any service requests, extremely knowledgable and friendly.Their bookkeeping is impeccable, which is extremely important if you are a landlord or a tenant. This company is definitely honest to a fault, meaning that they are not afraid to issue tough love (telling their landlords or tenants things that they don't like hearing). This often reflects in bad reviews by tenants because they did not get their desired outcome. I am a very hands on landlord. I like to get to know all of my tenants. I visit or drive by all of my rental properties on a monthly basis when I am in town. I make repairs to my properties as needed. I get copied on every time one of my tenants calls Erickson and Associates for a repair. The repair request is usually handled the same day. Many times the repair request goes out and the repair person cannot respond immediately so the Management Company gets blamed. The Property Manager can only inform the Property Owner that certain repairs are needed on a Rental Property. It is up to the Property Owner and not the Management Company (E&A) to decide to make the necessary repairs.
