Downing Place

Probably the best aesthetically and size wise of all the HUD &/or based on income places in Lexington. Have NO clue how long the waitlist is, realistically. Would love and appreciate any input from anyone who's been through the process..its all brand new to me & i am now trying to navigate through this labyrinthine maze that is securing a place to call home for my babygirl & me all by myself now since we lost her daddy a few months ago. "/ Would love to hear how long the wait was for anybody living @saddlerun now or reletively recently..
I lived in these townhomes for 4 years. For the first 2 years it was owned and operated by a really bad company. They were rude, always did poor repair work and were just the typical slum lord type. Then the company was bought and changed its name to saddle run. They did upgrades like fully redone kitchens, bathrooms and even added new ac units along with a washer and dryer connection. The property under went some changes with new playground equipment and new coat of paint. However this came with a cost. The property now became income based and anyone making over that amount would be evicted from the property. Each year they asked for all your financial information including banking information or you would be evicted even if you weren’t on financial assistance. The property quickly took a turn with how much trash was left scattered around the property. There were car breaking and one lady had a gun shoved in her face as she was robbed in her apartment. There was a police shootout, a fire, multiple police foot chases through the property and increase of drug activity. I reported multiple neighbors but nothing happened regardless of the infractions of loud music, fighting, parking issues, vandalism and the drugs. Hell even one of their employees stole $200 in cash and other items valuing another $100 from my apartment. Never got an apology from the apartment complex. The best was when I moved out they screwed me out of $72.50. I moved out on August 31 and left two sets of keys in the apartment including mailbox keys. I locked up the apartment with a third key I had. Since it was after hours on Saturday (because they were closed early for Labor Day weekend) I decided instead of dropping it in the mail slot since I didn’t have an envelope to put it in that I’d bring it by the next day they were open. I showed up on 9/2 (Labor day) thinking maybe someone might be in the office but they weren’t. So I returned the next morning to drop off the final key. Then I have to wait for a month for them to refund me my deposit minus the $72.50 which didn’t state why. When I call no one answered of returned a call. So I emailed and was told because I didn’t turn in my key until the 3rd that I was prorated rent. Never mind the two keys that were left in the apartment. Upon telling them this and that I felt I was still owed my full deposit back they decided to stop emailing or answering my calls. Minus the upgrades to the units which weren’t bad the property has continued to go down hill. Cable wiring is horrible and because the complex wouldn’t sign a repair deal with spectrum they won’t touch the wires in the unit making connection poor. Carpets are nasty and the whole four years I lived there my unit had a door frame that was held together by putty. It was unsafe after being booted in and never closed or locked properly in the summer. So I’ll leave this place with a 2 stars that it deserves. Wouldn’t recommend for anyone who has families.
Lived here for over two years. Have had nothing but good experiences with the new owners. Anytime I have ever had an issue it has been resolved in a timely fashion. Office staff is nice and always willing to help. Would recommend anyone living here in the future.
I Love The Management Here , They Are Very Helpful & Caring . I was in a situation were I had no where else to go and they helped me get into an apartment by the end of the week , to me this shows that they are dedication for their work and their customers . If it wasn’t for them I will probably at be out on the street right now I am very grateful and very thankful for everything that they have done for me and help me with and I would absolutely absolutely absolutely recommend them 110%!!!!!!! ??
DO NOT MOVE HERE, Between the walls being so thin you can hear the conversation next door, and above you. Then the cars around here keep getting broke into even though there is suppose to be a night security guard, which I've never seen. There is black mold upstairs from a roof leak, and more down stairs in the hall way. The maintenance man, thinks by spraying blench on black mold, it will get rid of it in the hall way. Then thier solution for the ruff leak is to cut/peal back the plaster for it to air dry, and then paint right over it. 3 days later after it rained, black mold is back. They obviously don't care about the safety of thier renters, nor know how to fix black mold.
