It has been an absolute pleasure to work with Genesis and Febrie of the Molson Law Firm. From the very beginning Genesis was very thorough in explaining every step of the process and every section of the purchase contract. In particular, she pointed out that the contract doesn’t have a mortgage contingency (the seller was totally against including it), and she warned me about the risks of signing such contract. However, I decided to go ahead and sign it anyway because I was very confident that my income will be good enough to get a loan and the appraised value will not be far off from the purchase price. Genesis patiently explained many other reasons why a mortgage loan could be declined but I foolishly decided to take this risk because I was already planning how I would furnish and decorate the place and it was very difficult for me to let it go. What could possibly go wrong, right? Well, it turns out that the seller had an ongoing litigation — something that we learned from the lender almost at the end of the purchase process. Obviously, the lender pulls out the previously issued approval and declines the loan. I contacted a few other lenders in the area but all of them would immediately back out as soon as they hear the word “litigation”. So here we go, I’m in exactly the same situation Genesis warned me about where I’m not able to get the loan and the seller is entitled to keep my initial deposit (almost $100,000). But thanks to Genesis’ exceptional professionalism, she was able to convince the seller and their attorney that it’s actually the seller’s fault (because the seller failed to disclose the litigation) and they should return my deposit back. It took almost a month but in the end the seller did return it. I quickly found another property (which turned out to be even better than the first option), this time with the mortgage contingency in the contract, and contacted Molson Law Firm again. The main challenge in this second attempt was the time — I had just one month to purchase it in order to not become homeless. Fortunately, everything turned out great this time and now I am a happy owner of my own place. It’s funny to think that in the beginning I was a little bit hesitant to hire an attorney at all. People buy houses without the help of an attorney all the time, so why would I do it? I’m so glad that I did and that I chose Molson Law Firm with their professional attorneys because otherwise I would’ve probably never got my deposit back and would have to wait a couple years until I had enough money to buy something else. So, do I recommend Molson Law Firm? Of course I do!
