This place is a fraud beware. My father lived there for two years always pay his rent on time never had an issue once we left the apartment complex they refused to refund his deposit. We have been fighting for two years now to get the deposit back. They stated that they mailed some paperwork to my fathers house which was incorrect because they mailed it to the address where he was no longer living in Florida. Contacted the Gibson group and advised to mail it to his new address which they stated they did back in 2020. Contacted the Gibson group and advised them that we never received any paperwork and their answer to me was I don’t know it’s being held by the post office. Are you kidding me two years it’s being held by the post office. Let’s be real here this is an elderly man with a heart transplant on disability always made his payments and they’re refusing to give back his deposit. This is not the first person they do this to. They also did it to our neighbor but he was able to get his deposit back . They stated that the apartment was left a mess and that’s why we were not getting our deposit back after they told us they mailed us the check. Luckily my father filmed the apartment before and after and we emailed them the video and we have yet to hear back from them. The law of Florida states that they need to advise us within 15 days of the move what was the reason why we didn’t receive our deposit if not they have to refund the deposit back and they have not. The office is extremely rude unprofessional. They told us they didn’t know where our documents were . They couldn’t tell me what address they mailed the paperwork to. Mary Rosie Sarah they are all unprofessional arrogant and can’t get their jobs done. All we’ve been getting is the runaround and this is ridiculous. Not to mention that we had roaches we had snakes contact and maintenance they didn’t do anything about it mildew in the house. All I want is for them to take responsibility for their actions and refund my father his deposit that they said they mailed out two years ago and we have yet to receive it. Do not rent from this place they are a SCAM .

Easy move in process but the conditions were subpar. I was unaware of the roach issue and had to hire my own pest control the whole year I lived there. I only got $350 on a $875 deposit which doesn’t add up. The only thing I can say is as soon as my lease was up I moved out and thank God I did because the apartment never felt safe enough to call home.

Future renters BEWARE! Gibson steals and tries to trick tenants out of deposits! Rosy, the owner, is condescending, uncaring and greedy. We live at the Lake Ridge villas formerly managed by Gibson. We paid last month's rent as part of our initial deposit. Rosy, the owner, is now denying we ever paid despite offering proof of bank statements, leases, emails,etc. Her defense is we signed an estoppel letter denying any prepaid rents before management was changed in December. I signed without fully reviewing the document assuming Gibson was operating in good faith. I misplaced the letter and neither will provide a copy. She told me via email I should be more careful what I sign! I think she enjoys getting away with stealing from tenants. I requested a ledger which she has refused to provide. They also deactivated my access to their online portal so I would not have any access to documents. The slimiest!

Rosy is the biggest thief in the world, she stole 1300 dollars from us. they did the roof in the house i was renting and it wasn't done right so we had a leak in the roof and damage my mattress, still waiting for a response

I lived in the same apartment for 10 years, after the property was sold and Gibson Group Property Management was given landlord responsibilities by the new owner. They have been very good with everything, especially in matters involving repairs (or replacements) of faulty building structures & major appliances. When I discovered a leak in my kitchen area, when I first moved in, they coordinated with the owner and had a roofing crew on the roof tearing the old one off, and cover it. The same goes for the AC unit, refrigerator, water heater, & bathroom cabinet. They know the importance of keeping the buildings in good condition, so as to keep the tenants in happy. They have offered me to option to renew my lease every year for the past 9 years, but the new owner is turning the building into a seasonal apartments.
