We bid $675,000 to be the high bidder on a commercial property at a Williams & Williams reserve auction. The seller had seven business days to accept our offer. During that period Williams' staff assured us that our offer would be signed as soon as a lien release was negotiated. Instead, they allowed the person we outbid at the auction to raise his bid after the auction and behind closed doors. The seller signed a contract with this other bidder even though we were willing to pay twice as much. They cheated us out of the property. The cheated the seller out of the highest possible price. They cheated our real estate agent out of her commission. They cheated the Small Business Administration (and thereby, taxpayers) out of a greater payment on their lien. They violated Oklahoma Real Estate Commission rules. We have also reported their unethical conduct to the Tulsa Board of Realtors. By the way, their only explanation for their unprincipled conduct was that they "ran it by legal," meaning that they checked it out with their lawyers to see if they could get away with it.

Auction itself was fine. Decent auctioneer and ringman. However, afterwards--even though my client had winning bid at auction, they were never notified that the DAY AFTER THE AUCTION they "received a bid higher than my clients" and they "forgot" to notify them that their bid/contract was not accepted. Not sure how a "bid" comes in after an auction has closed. Even still, "forgetting" to notify someone that their bid was not accepted and waiting until the day after the 10 day period expired was unacceptable.

I have bought 3 houses at auction through W and W. They are a good team to work with. I have dealt with other online auction realty companies and I am discouraged at the way they do business. W and W have gotten me spoiled. Doing business with them was always pleasant and best of all they keep you informed on what is happening and are very patient with me and my question. Their site is also easy to move around in. Thanks to all of you at Williams and Williams

Their workers and the lady who anwered my questions on the phone were super helpful and kind. That was great! But i was so disappointed when I waited for a month to attend this auction and when I showed up they told everyone that they had sold the property the day b4 the auction date. How does that even happen! ? Why set a date for an auction if you can sell it b4 hand? Had i known, I would have tried to buy it. Just really poor business ethics in my opinion. Definitely won't try to attend another auction by Williams.

I would never list through them again. They present themselves as a top tier auction company, but they couldn't even get half of the bid they estimated they would get. Their hit count to views for the auction was poor. They asked for a couple thousand up front and only listed twice and now refuse to relist it anymore even though I have lowered the price THEY told me I could get by over 30%. I would advice to stay away
