H. L. Ruth, Iii, PA

Worked with Trip on a recent home closing. He does not respond to voicemails or emails. His firm Made a mistake in the disbursement of funds causing bank fees for the sellers and has yet to acknowledge and reimburse fees. I’ve sent him 2 emails regarding this with no response. These are not the only emails/VM’s he has not responded to. It’s unfortunate , but I could not recommend him for any attorney services.

Tripp helped me close on my first home. As you can imagine, I had some questions. He did not return any emails or voicemails throughout the whole home buying process. At one point, I was going out of the country and had to sign a document before I left. He was out of the office during the week with no way to get ahold of him. Calls and emails regarding this were still never returned. Giving him 2 stars because he did close on the house and there weren’t any issues. But I had to do a lot of his job for him because he was nowhere to be found during the process. If I could do this over, I would get another attorney.

He answered all my questions before and during my closing. Worked me into his scheduled pretty quickly. I have used Mr Ruth several times and I have never had any issues with his firm. I will continue to work with him on all of my stuff.

I have closed 7 properties with H.L. "Trip" Ruth so far. He is thorough and gets things done quickly. He is investor-friendly and cuts out the nonsense paperwork, and the extra little hidden costs that other real estate attorneys charge. Trip has what really counts in a good attorney, experience, wisdom, and no nonsense.

This individual [H.L. Ruth] is passive-aggressive, as he chooses to withhold vital information until after a critical event. He attempts to utilize an apology to account as an act of validating his severe lack of simple communication skills, as this type of behavior would justify through his perspective he merits some manner of absolution. I would hope that sharing our extremely negative experiences would prevent several individuals from suffering the same fate.
