This guy was representing some sellers for some reason of a house in my area of Oregon. He sent me a purchase contract that was not a standard real state of Oregon contract that my bank would accept. I sent him a real contract and disclosure statement and he went into cry baby mode and ruined the sale. This mostly is due to we wanted to see the disclosure statement, and do another walk through. The house had many problems and we were only allowed to do a quick walk through. Check out this guy's childish email back to us. You are wasting everyone's time. You don't have an "approved offer". That would be an accepted agreement like we sent. It would be the same situation with the internet form you sent. My clients do not wish to deal any further with you. Mike Autio has done a great job for us. We have used him for multiple occasions from starting up an LLC to, most recently, as our attorney in selling our home. He is direct, and to the point, helping us weed through real offers and people that just want to waste our time. After we showed one such time waster. claiming to be a potential buyer with adequate funds, through our FSBO home for an hour, showing him all of our paperwork on the recent work we had done (new roof, conversion to gas heat, new gas furnace) proof it was all done by professionals local to our area and inspected and approved by our local building dept, this time waster tried to say the work done wasn’t up to code and refused to sign a standard purchase agreement developed by the Oregon State Bar, wanting us to use a free form he got off the internet and then saying it was the only form his bank advised him to use! During negotiations with this person he had offered us $50k less than asking AND wanted us to carry the contract for him, thoroughly convinced that a 3% interest rate, and us not being able to borrow on our own property for the 30 years it would take him to pay it off, was in our “best interest” and was mad as … when we refused that offer! Letting Mike handle the time waster was such a relief. Mr. Autio’s diligence and professionalism quickly dispatches odious people who want to waste your time in real estate transactions or try to take advantage of you with ridiculous claims of knowledge of Oregon building codes and real estate laws. We highly recommend him as a real estate, business, and estate planning attorney.
