Real Estate Transactions: In her sixteen years of general real estate practice at Shulman Rogers, Ms Regelin has drafted and settled numerous commercial and residential purchase and sale contracts, brokerage listing agreements, property management agreements for both owners and mangers, environmental representations and warranties as well as deeds, easements, reciprocal easement agreements and homeowner association and condominium declarations and covenants.

Development and Zoning: Ms Regelin has appeared before numerous governmental boards and agencies and successfully obtained approvals for subdivision, site plan, special exceptions, variances, text amendments, annexations and other zoning and development approvals. Ms Regelin has been zoning counsel for the private redevelopment of Rockville Town Center which encompassed the drafting and negotiation of a private public development agreement, presentations for zoning and plan approvals, subdivision, use permit approvals, permitting, abandonment of rights of way, lease terminations and the review and negotiation of construction, architects and other professional service contracts.

Commercial Leasing and Litigation: Ms Regelin handles commercial leasing issues, negotiation, drafting and dispute resolution. She regularly appears in court on behalf of commercial landlords and tenants in Maryland and the District of Columbia. She serves as counsel for many national and local real estate owners and managers, including the owners and managers of three regional shopping malls in Maryland and Virginia.

Residential Leasing and Litigation: Ms Regelin has managed the Firm's landlord-tenant practice which encompasses units in Maryland, DC and Virginia. She regularly deals with issues involving breach of lease, Section 8 and other rental assistance programs, fair housing and non-discrimination statutes as well as drafting and updating lease agreements.

Administrative Law: Ms Regelin handles mortgage foreclosure and creditor's rights actions representing many local and national financial institutions and mortgage lenders. She regularly advocates before the courts and governmental agencies on tax assessment appeals, municipal citations and building permit disputes.
