Phillipa L. Altmann is Of Counsel to Gilchrist & Rutter, where she practices in the areas of complex general business, real estate, environmental, land use, energy, and oil & gas litigation, as well as energy, oil & gas and commercial real estate transactions and land use permitting.

Ms. Altmann earned her J.D. degree from the Boalt Hall School of Law, University of California at Berkeley, where she served on both the Moot Court Executive Board and the Berkeley Community Law Center Steering Committee.  Ms. Altmann also served as Articles Editor and Book Review Editor for the Berkeley Women's Law Journal.  She received her B.S. summa cum laude from the University of Southern California, Los Angeles, where she was Phi Kappa Phi and Beta Gamma Sigma.

Representative Experience:

  • General Business, Complex Environmental and Real Estate Litigation:  General business disputes; breach of contract and lease actions; complex multi-party litigation arising out of contamination of property; actions involving questions of title, easements and boundary disputes; and claims invovling the acquisition of real estate.

  • Energy Transactions and Litigation:  Permitting for 130-mile natural gas pipeline from California-Mexico border under local, state and federal regulatory oversight (California Coastal Commission, CEQA, NEPA and CPUC); sale of power plants; power purchase agreements; plant operatins and maintenance agreements; buy-back purchase agreements; and transition of public utility district into green energy.

  • Oil & Gas Transactions:  Pipeline easements; pipeline construction agreements for transportation of crude oil; and crude oil purchase agreements.
