Sandra Stradling was born in Pasadena, California in 1960.
ACADEMIC RECORD
Ms. Stradling received her B.A. in History in 1982 from the University of California at Berkeley. She received her Juris Doctorate in 1985 from the University of California at Davis, where she graduated in the top 15% of the class and was the executive editor and a published author on the U.C. Davis Law Review. Additionally, Ms. Stradling received her M.S. in real estate development in 1989 from Columbia University. Ms. Stradling was admitted to the California State Bar in 1985.
PROFESSIONAL HISTORY
Ms. Stradling's prior law practice and law firm affiliations include: Pircher, Nichols and Meeks, Century City, where she practiced in the real estate transactions department from 1985 to 1991; Aldrava Associates, an international consulting firm, where she advised foreign businesses as to compliance with United States laws, from 1992-1993 and 1996 to June, 1997; Loeb and Loeb, Century City as a member of the real estate department from 1994-1995; Bridgford, Knottnerus & Gleason, where she practiced as a member of the real estate department from July of 1997 to December of 2007; and Knottnerus & Associates where she has practiced since December of 2007.
LEGAL EXPERIENCE AND EXPERTISE
Ms. Stradling has extensive experience in real estate development, leasing and general business transactions. She has structured, drafted, negotiated and closed numerous and diverse real estate purchase and sale transactions (office buildings, shopping centers, retail projects, hotels, mixed-use projects, apartment complexes and other residential developments), representing both sellers and buyers and leasing deals (including office and retail leases, ground leases and sale-leaseback arrangements), representing both landlords and tenants. Ms. Stradling's experience also includes drafting and finalization of complicated real estate documentation, including limited liability company operating agreements, partnership agreements, loan agreements and related financing documents, development and management agreements, contractor and consultant contracts, tax-deferred exchange agreements, security agreements, shared infrastructure, easement and REA agreements and "work-out" agreements. Ms. Stradling also represents residential developers in public finance matters.
Ms. Stradling has also handled the purchase and sale of businesses, entity formation and import-export projects and has negotiated, litigated and settled business disputes.
