Please describe a case in the last year or two where you made a big difference.

Recently I represented a divorced elderly woman who was selling the home she lived in with her family for that last fifty years. Under normal circumstance this is an emotional process . However, unbeknownst to her, half the title to her house was in a deceased in-law's name. As a result I had to untangle a multitude of title issues involving surrogates proceedings in several states. In the end we were able to close successfully. In 2018 another client came to me with her house in foreclosure. Working with the foreclosure attorney, I was able to delay the foreclosure long enough for her to sell the house and payoff all of her debts. The client was very happy and able to start fresh.

How did you build a successful practice?

By setting reasonable expectations and being very responsive. I answer all calls and e-mails very quickly and always within 24 hours. All my clients have my cell hone number and know they can call me anytime.

What information do you need in a free phone consultation?

For Sales: I need the property address, type of property (1 family, condo, co-op, commercial, etc.) purchase price, anticipated closing date, whether the Seller is also purchasing a property and if they have another place to live after the sale, if the property is in foreclosure, what liens/mortgages are on the property. I also need to know the condition of the house (roof leak, plumbing electrical, heat, AC, appliances all working?) and if any renovations were done. If so, have all permits been closed out and all building department approvals issued. For Purchases: I need the property address, type of property (1 family, condo, co-op commercial, etc.) purchase price, anticipated closing date, the purchasers current living situation (rental, selling their existing home, etc.), whether they have mortgage approval. I also need to know if this is a resale, short sale or foreclosure sale.
