David H. Walkowiak has been a resident of the Tampa Bay area since 1989. He began his legal career in 1997 and focused primarily on real estate and immigration law. He developed substantial trial skills by working as an Assistant Public Defender before opening his own practice. As a Florida Bar board certified real estate attorney and licensed Florida real estate broker, David has the in-depth knowledge of property laws and trends throughout the state. Questions & Answers

Please describe a case in the last year or two where you made a big difference.

Too many to name. However, we have assisted many foreclosure clients received deficiency waivers, cash settlements and principal reductions. The biggest principal reduction that we received for a client occurred last year when we obtained a $750,000 principal reduction for a client who had not made a payment for approximately four (4) years.

How did you build a successful practice?

Primarily "word of mouth" by providing exceptional service at reasonable prices.

What should clients look for in a lawyer?

Integrity and hard work. We bill conservatively (in 10's of an hour increments and in other conservative billing practices). Communication with your attorney and the Firm is critical. We have a system that allows our clients to log into their case through a portal and they have access to all documents/pleadings and invoices.

How important is local knowledge to the success of your cases?

Frankly, it really depends on the type of case. I find that regularly practicing before certain judges is an advantage in that we know their tendencies and over time we earn the "benefit of the doubt" by being honest.

What information can you provide in a free phone consultation?

It is limited depending on what we receive from the client(s). We generally prefer in-office consultations; however, we have conducted telephonic and video consultations. Other than bankruptcy, foreclosure defense and personal injury; we normally charge a $200 initial consultation fee which represents a discounted hourly rate (most of our initial consultations last 60-90 minutes).

What information do you need in a free phone consultation?

See above for ""free"" consultations. We normally have a two-page initial intake sheet and a two-page disclosure form that needs to be completed and signed prior to the consultation.

What differentiates you from other lawyers in your community?

Our personal service and ease of communication. In the event that we are not available at the time that you call in, we set up an appointment telephone call usually the same or next day.

What is the most rewarding aspect of your job?

Helping people change their lives (or keep their lives as intact as possible) during difficult times.

What are your other interests in addition to law?

I have been a professional real estate licensee since 1989 and a real estate broker since 1991. I am an avid sports fan and work as an NHL Off-Ice Official and own DNA Sports Management and am certified as a Contract advisor for both the NFLPA and CFLPA.

Are you involved in your community?

I am very involved in my church as the President of the Church Counsel at All Saints Lutheran Church in Lutz, Florida. My wife, Gwen Walkowiak (also a member of our Firm) serves on the board of Christian Social Services which is a local food bank. We work with "No Strings Attached" homeless ministry (we act as a collection site for donated clothes) and support annual Christmas Toy drives.
