About Erin

Erin L. Sandman, PA was founded in 2017 with the mission of providing superior legal services to clients at an affordable rate. She specializes in the areas of probate, estate planning,  residential and commercial real estate transactions and title insurance, title curative, contract review, foreclosure defense, the purchase and sale of boat slips, and landlord tenant representation. She also has a general solo practitioner law practice where she practices almost every area of real estate law, including emotional animal support letters and pet trusts. Before going to law school, she owned and operated two title insurance companies and worked for small title companies and large title companies. She maintains the trust and confidence of her clients by providing them with the very best, most cost effective legal representation.

Her first job out of college was working for a real estate attorney and she has had a passion for real estate ever since! She is able to provide exceptional customer service to her clients by giving them access to her cellular phone and they have only one point of contact for their legal cases or real closings from beginning to end. Please describe a case in the last year or two where you made a big difference.

I assisted good clients of the firm for years who were trying to make a claim on the whole security deposit by a tenant. This tenant was very difficult and left a boat on the property that was preventing the sale of the property. One letter from my firm and he moved the boat and my clients sold the property shortly thereafter.

How did you build a successful practice?

By building relationships with my clients based on trust and by providing exceptional customer service. I make myself available to my clients and I am able to stay professional while also meeting the needs of my clients in emotional and difficult times. Referrals have been a great source of business to my practice.

What should clients look for in a lawyer?

Integrity, honor, professionalism, a strong sense of knowledge of the law, and an ability to be sensitive to the emotional needs of the clients in a difficult time without appearing distant and cold. An attorney who will memorize your case and who will not overbill the client. An attorney who will not promise results, but has the ability to strive to achieve the goals of the client. An attorney who will actively handle the case hands on and who will not just pass the case to a paralegal. An attorney who does not serve his/her ego, but the needs of the clients.

How important is local knowledge to the success of your cases?

Not very important as I practice in real estate law.

I can provide information to help the potential client realize what their legal options are and provide fair pricing.

What differentiates you from other lawyers in your community?

What is the most rewarding aspect of your job?

Being able to help clients solve their problems and seeing their gratitude gives me a strong sense of accomplishment. I also have a few clients who have become good friends as well which has also been very rewarding. I also like to see how my clients have grown throughout the years and how my legal support has helped them navigate through difficult legal times with grace and a sense of support.

What are your other interests in addition to law?

I enjoy yoga, driving by the beach and horseback riding.
