I want to give my greatest gratitude to Mr. Rick Linnell for giving me advice on how to handle my parents closing that failed today. It seems like my parents were conned by an investor who offered cash for their home and supposed to close Feb 21st. Parents were getting the run around for about a month and a half from the buyer saying the title company is waiting on house title to clear numerous times. They finally had a walk through of their home yesterday morning and signed title paperwork at 1 pm 4/7/25 with the title company representative yesterday who made it seem the money was in transition to be wired. The buyer/ investor name was Jeremy Rhodes of Armstrong Investments LLC who business cards say he is a realtor with CornerStone real estate and loan officer with Gold Star Mortgage who texted my dad the next day saying they didn't have the money and offered a lower amount. The title paperwork even said bill.of sale was $1.00 that was missed by my parents when they signed. If we have to move further in a lawsuit, he is my go to for help!!
Attorney James Randall Witham was excellent! He helped us with a very stressful real estate matter where we were victims of a Seller and Agents who made very bad decisions. We had no idea the sellers had already signed a purchase agreement with someone else before us, until the first buyers filed a claim on the title right before our closing. It put us in a tough and stressful situation, but he stepped in right away and worked hard to get the claim removed. He also made sure we were protected from any future issues by making sure a release was signed by the other buyers, as well. His knowledge and support made all the difference, and we couldn’t have done it without him. We’re very grateful for his help and highly recommend him! His expertise in real estate law really saved and protected us and gave us peace of mind throughout the process. We were able to still buy the house in the end, and get all the legal protection we needed.
The whole team was very helpful in answering my questions & providing supportive documents to put my mind at ease in regards to my family’s Estate Planning concerns.
