Our family was in the process of selling my parents' home last summer and had accepted an offer from a wonderful family when we learned of a title issue that had the potential to jeopardize the entire transaction. A recorded loan that had been paid off nearly two decades ago had never been released: the lender failed to record a lien release with the county to acknowledge payment in full. Understandably, the presence of the loan on title was a concern to the buyers. Complicating matters was the fact that the lender had subsequently been acquired by a larger regional bank and no longer existed. What should have been a very easy correction took six months. With Mr. Bolger's assistance, we were able to get a response from the acquiring bank, obtained affidavits, and sought relief from the circuit court. Just last week, a judge agreed to clear title so that the buyers of our family home have clear title.
