I have worked with our attorney Andrew Napoli for the past 6 months in over 60+ cases. He has been very professional and knowledgeable when it comes to Landlord Tenant law. The entire office staff is excellent in staying in communication with our office. Would recommend Cohen for other Landlords looking for legal representation.
Called the office months ago, and was met with a woman who screamed at me then hung up on me. They filed a motion for eviction for nonpayment, and after payment was made they attempted to fraudulently continue the court date. Reached out recently for a similar issue, was met with a different woman screaming at me and being aggressive on the phone. The actual attorneys do not reply to emails, but the people who do are also irrationally aggressive. Unsure where they obtained their degree or who is in charge of their hiring process, but it does make for some very entertaining phone calls. 10/10 would hire for entertainment purposes only, if you need an actual lawyer who knows the law and responds to emails/calls I suggest looking elsewhere. But feel free to call the offices if you’re looking for an easy argument.
I have received three illegal termination of lease notices, in one week, from Cohen Marraccini on behalf of Altman Property Management Dba Blue Grass Estates, NE Philadelphia. Not only are these predatory notices illegal because they violate HUD laws regarding pests, but they have resulted in me having to file a Fair Housing complaint against Altman and Blue Grass staff. At the direction of my attorney and Tenants Union. I have underlying health issues and I have lived in my unit over three years. My rent is paid multiple months in advance to secure my housing during these unforseen times, and this completely set me back health wise. I have declined in my condition more than ever during this period, than any other time during the Pandemic. Altman is basically targeting unsuspecting tenants to pay out of pocket for pests extermination and carpet cleaning, as a result of infestations that do not originate in our units. Instead of doing the right and lawful thing, and addressing this very serious issue by eliminating the pests at Altman's expense, they wait until individual tenants find the pests and railroad us into paying for extermination treatments and carpet cleanings ourselves or threaten to evict us. Unfortunately for them, I know my rights, have an attorney and have ongoing issues with Blue Grass. My recourse continues to pile up. This is taking a toll on a whole community already crushed under the stress of Covid-19. I am concerned for my neighbors too as these pests are multiplying because of the neglect of Altman, and reinforcement from Cohen Marraccini in this illegal practice. This escalated situation could have been easily avoided had Altman just followed the, recently updated, HUD laws regarding bed bugs. Updated recently infact, to address predatory practices like this one. If a tenant is sheltering in place for months all of a sudden gets bed bugs, (after having recently been notified that exterminators were going to be spraying for them in their building), how does Altman, and their representation, think they are going to evict said tenant for not absorbing the costs of CARPET CLEANING AND AN EXTERMINATION? More over, for pests that didn't originate in their unit??? Totalling upwards of $500!? During a Pandemic no less!? Sad but more importantly creating unsafe housing conditions for a vulnerable community. It's ILLEGAL. Period.
