Edward Rose & Sons

I’ve been a loyal tenant of Edward Rose and Sons since May 2019, starting with my first apartment in Westland, Michigan. Over the years, I’ve signed three additional leases with the company, and until this year, my experiences were overwhelmingly positive. My family and I recently relocated from Michigan to Ohio and chose another Edward Rose and Sons property because we trusted the company’s reputation. We felt so confident that we signed the lease sight unseen. Initially, the staff exceeded our expectations—they were attentive, kind, and resolved any issues within 24 hours. However, our experience took a drastic downturn in September of this year. Communication with the office became nearly impossible. A safety hazard in our unit resulted in an injury to my husband, and despite calling immediately and leaving a voicemail, I never received a response. After weeks of persistence, I reached the property manager, who assured me that this was not their standard of service and that maintenance would address the issue promptly. Maintenance never came. Over the past four months, numerous other issues have arisen, including partial electrical outages, malfunctioning fire alarms, and bathroom sealing problems. Despite escalating these concerns repeatedly, the office continues to ignore phone calls and emails. While the property manager and team occasionally assure us that resolutions are forthcoming, these are nothing more than empty promises. Our only successful attempts to get a response have been through public complaints, such as feedback left with the complex, reviews online, and filing with the Better Business Bureau. Even then, the company has failed to follow through. The complete lack of communication, disregard for tenant safety, and unfulfilled promises have eroded all trust and respect we once had for Edward Rose and Sons. This is no longer the reliable, professional property management company I thought I knew. For anyone considering renting with Edward Rose and Sons, I urge you to think twice. Our experience has been deeply disappointing, and I would not recommend this company to anyone.

Very unsafe environment. Do not ever rent from Edward rose and sons properties. I had to witness my boyfriend fall down the flight of stairs because Edwards Rose and Sons installed unsafe dangous handrails for his disability. I put up notes for everyone else that lives in my building to stop them from using the dangerous handrails. Please be cautious if you are ever on Edward Rose and Sons property. Very dangerous environment . Edward rose and sons has complicated both of our life's as a result of this. I will never trust another landlord ever again because of this place . Warn everyone you know living at Edward rose and sons about their dangerous community environment please . For the safe of their well being. There are alot of others with disabilities that are at risk here . Please take notice of the unsafe environment before it is too late.

Dupont Lakes Fort Wayne IN 46825 Awful place to live with shady management. Heres a little story about what happened to my girlfriend and me. In November we notice water leaking from the fan fixture "we live on the first floor for context", we put in a work order to have maintainence come out and find it's leaking from my neighbors shower into my bathroom. So they cut out a 6ft by 3ft part of drywall and they replace whatever pipe slap of new drywall and say it's fixed after weeks of dirty water dripping everyday. SUPRISE it still leaks !!! It took me threatening my lease for the propery manager to be bothered to come look at it to confirm water damage and ceiling caving in from the new water damage. Flash foward to January Guess What ?? IT STILL LEAKS EVERYTIME THEY SHOWER!!!! ITS BEEN 3 MONTHS OF NEGLIGENCE. So after waiting and being extremely limited in using our only bathroom we decided to break our lease. After talking to the property manager she informed us that to honor our situation they would let us leave with no fee for breaking the lease which I thought in the situation was fair, no bad review just let us out. But today we get informed that not the case by a different manager who now apparently is in charge of this place. Troy said we would have to pay all fees and months rent to get out of an apartment that leaks and has been leaking dirty shower water. I'll be contacting the board of health and any attorney possible to make this unjust situation right. Just imagine having a bathroom that leaks dirty water EVERYTIME you're getting ready in the morning and then your property manager has 0 sympathy or compassion for the situation that they haven't fixed to begin with. 3 pictures attached 2 of our bathrooms current state thats it's been in for month's, and 1 of the work the called fixed and took me threatening my lease to even have someone look at it. I feel like the only reason it's even gotten worked on is because I have to bother them to do it. Don't live here. Don't make the same mistake I did. Don't be forced to live in DIRTY SHOWER WATER!!!!

Terrible company! Never recommending any locations again. Will ENSURE that none of my friends and family will be leasing through them. They stole our deposit and are extorting us for even more money, claiming the carpet was damaged beyond normal wear and tear. They won't even discuss any settlement even though one of your leasing offices told me that they want to "reach an agreeable solution" They won't show me receipts proving the price of the carpet or that they even replaced it.

Just had apartment remodel. 2 weeks and complete. Apartment is stunning now. Beautiful appliances. Property is beautiful and well maintained. Office staff including property manager goes above and beyond to make living here easy. Maintenance team is quick and does a great job!
