His expertise was extremely valuable - for me in particular - since we did not use a real estate broker. Not only did he guide us in our legal issues with our contract but he also helped negotiate many challenging concerns that arose as well. After we were already in contract, the seller insisted on staying in the apartment for an additional 6 months. Gil craftily negotiated a clever way to keep me both financially - and mentally - protected to permit her limited extended stay. Gil brilliantly guided us through this complicated process, always acting extremely professional. If it wasn’t for Gil, we wouldn’t have been able to purchase this apartment. Even the seller said she wish she had Gil as her own attorney. I highly recommend Gil and will definitely use him again to represent us on our next transaction.

NEVER use this attorney. I tried to contact him dozens of times before closing, buyer's attorney attempted to speak with him, a building permit services business that I engaged attempted to contact him. Not one single call returned. Only after I spoke with another attorney to help me, did he speak with her stating he would not release the escrow without his payment. I did everything myself. All he said was he had personal matters to attend to. Did not even sit with me at closing.

If you ever going to buy or sell property and looking for an attorney, never trust to Gil H. Vilkas. I had a bad experience working with him 13 years ago. I purchased the house, and then a day after the closing he called me up with the request of Post-Closing Escrow for the amount of $ 5,000, which i should have denied, because the closing process was finished a day before already. Unfortunately I believed him and send him a check for $ 5,000. He hold my money 13 years and return $ 4,450, saying $550 has been deducted for administrative's fee. When he called me to send him money, he promised the money will be returned at full. In 13 years I believe he made a profit from money, and I should have had return with interest, not with deduction. Please don't trust him.
