I have both bought and sold a home with Hutter Finn and while they are reasonably priced, and eventually get the job done, I would not use them again. If you are a first time home buyer or seller and need/want help with every step of the process, I would strongly suggest going elsewhere that is known for their customer service.

They handled my fathers estate after he passed in 2013. Very poorly run office and poor customer service. They had a different assistant constantly, no one ever knew what was going on when I called. I had to file some paperwork three separate times for some things due to the fact that they would lose it between assistant turn over. The bank managing the mortgage on my Dad's house mailed several letters regarding pay off, taxes, etc., papers the office was supposed to manage. And no one from the office made me aware of this. I was told by several assistants over the years that Mr. Finn would call me when I would ask to speak with him, and I've spoken to him once. Now as the mortgage is paid as of the end of fall of 2017 and my buyer is ready to file papers the lawyers office has done the papers. Having the paperwork is great, however they want mo to pay before even sending me a bill, stating "we will take the check pay ourselves and send you what's left." When I asked for a bill they said it was part of their policy that money be received before they file and record the deed. However, I've not received an itemized bill for less than satisfactory service or a copy of their policy ever once. I understand the process as I have bought my own home, however, the office I dealt with sent my husband and I the bill before the closing day. You cannot just take your share of money without first offering an itemized bill....that's extortion. I understand Wellsville is a small economically challenged area, and I've not even physically been there is years, but I would recommend finding a better law office to handle any of your personal needs.

I cannot begin to express how professional and still how courteous and friendly that Sandee has been in helping me to finalize the sale of my mom's home. I felt like a friend was helping me. The entire experience from beginning to end was so wonderful and professional. I was kept in the loop of everything as it was happening, since I was located out of state. Sandee also responded very quickly to all of my questions and concerns and made this transaction go very smooth. If she said something would be done, it was! Mike has handled an assortment of tasks for me (will, power of attorney, and closing on house). Always professional and reasonable. His staff is the best (Sandy and Debbie).
