We had a very quick closing at J. Riley Williams. Leah and Lauren worked very hard to push a closing date up by several weeks. They worked diligently to get us closed. I appreciate their hard work and professionalism.
Giving credit where credit is due, I'm a Realtor who has closed with J.Riley Williams office several times through out the year. This time I had the pleasure of closing with Rachel and Lauren at thier Belfort Rd. Location. I truly love closing with you all. You make my job super easy and we couldn't do it without you all. I am not sure why my experience with J. Riley Williams was the worst experience I had with a Florida title company in 20 years, but here are the facts: On 1.5.24 the contract was forwarded to this title company. Closing was set for 2.8.24. On 2.5.24, the agent for the seller (my real estate agent as I was the seller) contacted the title company to ensure everything was ready for the 2.8.24 closing. This agent was advised that seller needed to have the heirs sign documents. This was the first that I was made aware of this. (This is a probate matter.) It was expected that the title company would furnish me (as seller) the documents for the heirs to sign that day. Unfortunately, the closer at the title company was "too busy" to work on the documents that day, the next day, the day after that. It wasn't until the afternoon of 2.9.24 (after the initial closing date) that the documents were finally forwarded to me. They were pages and pages of a convoluted mess. I had no choice but to re-do most of the documents so that I could simplify things for the heirs to sign. It took me until late Saturday afternoon/Sunday (2.10 and 2.11) to revise the documents in an easy-to-understand, meaningful format. The closing needed to be rescheduled to 2.28.24. On 2.27.24, one remaining heir still hadn't furnished the title company with his signed documents. Unfortunately, even though I had forwarded a copy of the documents from that one remaining heir, and stated all of the originals were put in overnight mail that day, the title company chose not to have the closing that day even though the originals were on their way. Even more unfortunately, we now had to wait for the updated lender payoff came in from the foreclosure attorney. (Yes, I had the foreclosure of this property hanging over my head which was another reason for being upset that the closing was not had on 2.28.24.) Finally, the closing did occur on 3.4.24 but the net proceeds to the estate was $2,545.91 less than had it occurred just 5 days earlier. Although speculation on my part, I am of the opinion that the loss of $2,545.91 in net proceeds -- in just 5 days' time -- wasn't of any concern to the closer/title company. Throughout this transaction, the communication between myself and the title company was non-existent. I just cannot in good conscience rate this title company any higher than one star.
Do you research before buying anything from this company. So I was looking at a property long story short they got canceled because they had some liens on it, now i’ve been calling leaving voicemails sending emails for the past month, even my agent to emailed them and no one seems to get back to me to give me my money back and unprofessional
