I have been looking for a house for several months now. I found one listed by Kay Cox on Realtor.com. It was the perfect house and we rushed to get a look at it this morning, knowing we were going to put in an offer. My realtor contacted her a couple of times to ask questions and to let her know an offer would be coming. She "forgot" her phone. Not knowing this my realtor left her a message that we were following up and the offer would be coming. Imagine my surprise when my realtor called me and said we not only didn't get the house, but our offer wasn't even looked at. To say the least I am irritated at this lack of professionalism and deeply disappointed at the lack of ethics shown us. Any reputable realtor would present all offers on the table. I don't know what offer they accepted, but mine was well over asking price. Suffice it to say that as I continue my journey into a new house in this area; if it is listed by Ms. Cox I won't even waste my time looking. Thank you for reading this, Mike Cates

As an investor I must say that is very unprofessional to turn down an offer because there's 1 or 2 on the table without consulting first. If I were the seller I would want to know how many offers my listing agent can bring to me and let ME make the decision. A good agent gets as many as possible and asks for high and best. When an agent shuts down more offers is either because they like the deal for themselves or dont want to bother working on more. I buy and sell, so I know the drill.
Victor helped me buy my Boiling Springs home in 2015, so it made sense to call him to help me sell it in 2019. The sale was such a success. We were under contract 17 days after putting it on the market. Received multiple offers. Victor even caused a mini bidding war and we sold for a higher price than what we listed for. To put a cherry on top of the sundae, we closed 8 days ahead of schedule. Where Victor really came through was helping me understand the offers and the implications of each. One of the offers (that we ended up not accepting) had various contingencies attached that were quite complicated and he was really able to explain it well so that I felt like I was making the best decision for myself and my family. Once we were under contract Victor stepped up his game even further. By this point I was already living out of state and he really went the extra mile... just doing the little things, like going through the house again with a swiffer to make sure the floors looked great when the buyers did their final walk through etc. And helping me get the washer dryer and fridge off the property as the buyers didn't want them. I was in good hands. And now that I have done two separate transactions with Victor I feel comfortable saying that you would be too.
