Lake Monticello Branch Office

We bought a house and moved here in 2022 and we love it. I work north of Charlottesville, but after looking at houses in Charlottesville and Albemarle County there was nothing we could afford at the price point we were looking for. Not only did we find a larger house for less money at Lake Monticello, but the neighborhood is also safe, quite and friendly. The community has several amenities, such as a lake, golf course and multiple parks, but we would have moved here even without them. People do complain about the cost of utilities, especially water, but for us our housing costs are still less then if we lived closer to my work. The HOA fees are also really reasonable. Coming from Florida were you could pay $300+ a month in HOA fees for little to no amenities, I would have no problem paying even more then what our HOA fees are currently at the lake. My family and I really like it here and plan on staying in this community as long as we work in the area.

Avoid moving here at all costs. Trust me you will be sorry. The community is a disaster and it's run like a small town from the 1950's. Community members are marginalized and disrespected by the HOA board. The governance of the lake is a complete joke and they are running out of money. The HOA board can only raise dues by 3% so the make up for it in all sorts of hidden fees. I wish we had never moved here as we wasted three years of our lives and tons of money fixing up a run down house that was lakefront.

The HOA is ok. I'm not a huge fan. The property taxes are a bit high, and the amenities are decent.

It's a pretty standard HOA, very strict. Decent amenities, and a fairly nice lake to swim, boat, or fish in. Lots of events at the Clubhouse, however in recent years the quality of said events have greatly declined. Hopefully things will get back to the once great ones!!!

They will bill you for anything. Their billing system is not accurate. You will find Compliance fees on your bill, but it does not say what the Compliance Violation is. They don't know. They will bounce you to ECC then ECC will bounce you back to accounting. It's a real head spin.
