Ive worked on a few transactions with John Loreti and he continues to impress. His work ethic, attentiveness, and communication skills make him the all around, full package when it comes to a real estate attorney. In my experience, any time there was a problem he was diligent in finding solutions and getting us through the challenge. Thank you to John Loreti and the Dalton and Finegold team.
My experience working with Tim Walsh and the Dalton & Finegold team was excellent. Tim was proactive and provided great service throughout the process. We were able to go from accepted offer to close in a matter of weeks.
Dalton and Finegold assisted us with closing on a home this summer. Everything went smoothly at the outset and the closing process was fast. After closing, we found a path cutting through our property that connected public land behind our property to the street. We pulled the plans from our town and found there was an easement allowing public access through our property. This was not on our deed and did not come up during closing, despite the fact the our parcel map (which was not shown to us during closing) had the easement clearly marked. We brought this to the attention of Dalton and Finegold. They did not apologize or acknowledge this oversight. Their response was dismissive, telling us it wasn’t a big deal and the path probably wouldn’t be used that much. If we wanted to put up a fence, they said we’d just need to put a gate to continue to allow access. Unfortunately, finding exactly where the path cuts through would require an instrument survey, costing us thousands of dollars. This is something we could’ve negotiated with the seller before closing, but lost out on that opportunity due to Dalton and Finegold’s negligence. We’ve reached out to them multiple times requesting basic information about the easement (who it applies to, how to go about removing it if possible, etc), but haven’t heard from them in weeks. This isn’t the end of the world. However, buying a home is an inherently stressful process and prospective home buyers have a choice. The sloppy work, lack of due diligence, poor communication, and avoidance of accountability by Dalton and Finegold are upsetting and unprofessional, and I would recommend potential buyers look elsewhere.
As a realtor, working with Dalton & Finegold made the transaction go as smooth as possible. Tim Walsh the closing attorney was very thorough and organized. Will recommend again.
Well two 75 year olds put faith in this company to do their family trust, got a pretty blue binder that was a total mess, trust said we had 2 children, we have 3, our wills had someone else’s son on them not ours, charged for a homestead, no homestead, we want our original wills I won’t elaborate on that nightmare. Who knows what else is screwed up in this pretty blue binder. I asked some questions twice got 2 different answers. Unfortunately we feel like we were scammed ,cannot believe this was done by a competent attorney. Yes I called the main office a number of times, they were totally apathetic, they would say we’ll talk to her and have her get back to you. (Nice) This has been bugging me for months, hopefully getting it off my chest will help. Don’t know if I have to redo, get a lawyer to review or whatever. All I can say is proceed at your own peril. I feel they just took advantage of a couple of elderly people and nobody gave a damn.
