5 stars outstanding... While managing a real estate sale, Bill found a major issue with the deed while conducting his own title search. Appears the deed problem was not found by the seller and original seller's attorneys. Also the town accessor had not discovered the issue as the survey and map appeared correct. The lot was advertised as 2 adjacent merged lots and Bill discovered lots were never legally merged by original seller on deed. Sellers Attorney used title search company who did not find the error. Bill managed to get earlier deeds corrected which took considerable time and effort working with both the original and seller attorneys. Highly recommend as were were fortunate to have a real estate attorney who took the effort to do his own title search on the property
