? **1-Star Review** I had an absolutely **horrific experience** with **Manzo & Associates** during the closing of my property . As a **law firm and title company**, I expected professionalism, due diligence, and consumer protection, but unfortunately, that was not the case. Their **lack of attention to detail and failure to use the most up-to-date tax information** caused a significant financial discrepancy in my tax proration. Despite having access to the **2024 TRIM Notice** (available nearly a month before closing), they used outdated tax figures that **did not reflect the actual taxes owed**. Additionally, they failed to properly account for a **2023 tax reassessment and penalty**, which could have been avoided with a simple call to the Property Appraiser’s Office. When I brought this issue to their attention, instead of taking responsibility, they hid behind a **waiver they had me sign at closing**, stripping me of my right to seek adjustments—even though **their own negligence** caused the miscalculation. This is a **law firm that protects itself at the expense of the consumer**, leaving buyers and sellers financially vulnerable. **BUYERS AND SELLERS BEWARE:** If you are considering using this title company, make sure you review every document carefully and do not assume they will act in your best interest. Their priority is **covering themselves, not protecting their clients**. A title company should facilitate a smooth, transparent closing process—not create financial stress for those they are supposed to serve. I would never recommend **Manzo & Associates** to anyone looking for a reliable and ethical title company. **Do your research and choose a firm that values integrity and consumer protection.**

Manzo & Associates helped me through both ends of purchasing a home a few years ago and also later on selling it. As a first time buyer (and then seller), the process was pretty new to me. However, their closings department made the entire process really smooth, helping me along the way. They were also extremely responsive over the phone and by email.
