Excellent experience with Charlie Pollard on our closing! We are doing a nonstandard construction loan and Charlie helped us through every step of the way. He sent the documents ahead of time for review and they matched everything we signed today. We were in and out in like 30 minutes.

Blatant Malpractice and Severe Lack of Accountability I closed on my property in July 2017. There was a clear lack of due diligence with my closing - including the parcel number (which was the wrong number to begin with) in the purchase and sale agreement had a digit missing. If appropriate due diligence was done, the attorneys would have found that the parcel does not match legal description. All of the MMH Firm’s mishandling of my closing has led to an absolutely corrupted closing. I have also spent a lot of time trying to remedy a situation in which I had no fault. I trusted that I had hired the right team to execute the purchase and now I stand to lose properties for which I paid and have been paying taxes since 2017. I hired Scott Shackleford from Keller Williams – Graham Seeby to represent me. Scott and his company at the time hired Kati Heller and MMH Firm to do the closing. And MMH Firm bought Title insurance for my closing. Not one of them caught such a major mistake in that I was purchasing a property that was not what was advertised. A quick search on the Fulton County Tax Assessor's website would have shown there are two parcels of land with two separate Tax ID numbers. I would not have found this error if the tax assessor hadn’t made an error in address for these two parcels and the sheriff sending me the letter of delinquent taxes. Turns out the seller intended to sell both parcels and stopped paying taxes on one of them when I purchased what they thought were both parcels. Because of clerical errors created by all parties involved I found out recently (July 2020) that my closing was only for one parcel. Now, I stand to lose not only the property that was supposed to be sold me but also the one that I have been dutifully paying taxes on. The sheriff is set to sell my deed book/page - incorrectly. There has been severe lack of communication on MMH Firm’s end when this is a very urgent matter. When I tried to tell Kati that this hasn’t happened to me before and that I relied on my real estate agent and MMH Firm to close properly, she said “I haven’t dealt with this either”. Attorney’s incompetency is not my problem. If they have not dealt with this before, it’s a perfect opportunity to learn. They have demonstrated a stark lack of accountability and responsiveness. None of the partners have responded to my multiple communications. It's malpractice.

Dragged their feet when it came to selling my home. Made me miss 2 closing dates due to negligence of their title department to find information that I found in an hour that took them 2 weeks! Promised me a closing date and changed it the day before. I would not recommend this firm to handle anything with buying or selling a home.
