Very!very!very! Bad service we had to keep calling and visiting his office he's acting as if he's hiding out from us... wouldn't refer anyone to him Im still waiting on paperwork since 2019..over5 yrs..smmfh!!!
We have used the services of this attorney previously without a problem. Our last experience with a real estate sale has been terrible. Mr. Daly did not give us a settlement check nor pay our realtor in a timely fashion without numerous phone calls and emails. We waited 12 days for our check and the realtor waited over 30 days for his check. We and the realtor had to go to his office personally and pick up our checks. He deposited the settlement check into his account, and then finally after numerous calls and promises to hand over the check, we had another 3 day hold at the bank to cash our check. He did not pay off a lien on the property to the bank in a timely manner either and sold the property with the payoff pending for another 2 weeks. We could have paid that and another loan at the bank ourselves, but he never informed us he mailed the loan payment instead of giving us our monies to pay both loans off timely. He withheld monies for a water bill which we informed him that we already paid for over 30 days! We never received a closing settlement reconciliation with dates of checks and amounts to indicate when he actually made any payments to date. We would never recommend his services to anyone. How he runs his business has really declined, and he is very disorganized.
My grandmother passed away on February 23, 2021. Myself and my cousins are co-owners of her condo and hired him on March 10, 2021 to help with the sale of the condo. It was listed and sold almost immediately for an all cash offer, however the courts were closed due to covid until June 2021. After this we received many excuses like his paralegal was out, his kids were home because of covid, etc. He spoke to my mother primarily and has not once called myself/any siblings or cousins to discuss this with us. He repeatedly ignored calls asking for status. Then there was an issue with the title of the home and he stated he applied for a new one at the end of July. We heard nothing until September 15, which was supposed to be the original closing date. The title was given again as an excuse to delay, and we were not notified of any delay until we spoke to our realtor on September 17th. Months go by with no update. Finally on January 25, 2022 we went to his office to sign papers and were told this was the closing date. I inquired when we would receive our money and he was very evasive on what else he needed to do and when a check would come. I just kept hearing “pretty soon everything will be all set”. We found out from our realtor a few weeks later that the condo still hadn’t closed, and it eventually did on February 24, 2022. My mother called the week after and he returned her call 3 days later saying he needed my grandmothers will, which was given to him in April 2021. I called him on Wednesday, March 16, 2022. He said he had been working on paperwork for 3 days and it would be “a couple more days”. I pressed him to advise what else he needed to do specifically, and he was evasive again. He stated he needed 2 more business days and I told him I would call him Monday. I heard nothing. Tuesday, March 22nd my mother spoke to him and he said we would need to come in and review/sign more things before we could receive checks. She said we would all come in right away, and he said it was better for us to come on Friday, March 25th. He did not call any of us to schedule anything. I called today around 5 pm and left a voicemail asking when we would get our checks. Today has been a month since closing. I have no idea when we will receive checks, or what else he actually needs to do before we can pick them up. We have caught him in lies so many times, and I have never met someone so unprofessional or evasive. I would never recommend him to anyone, and am going to report him to the Bar Association, but hope that others who may hire him will see this and find someone better.
Richard did my last will and testament. He made it very easy for me. I would use him again if the need arises.
I would highly recommend Richard as an attorney! Greatly appreciated all the help and advise him and his paralegal gave me along the way.
