On a whole the experience with Valdez and Associates was mediocre at best. the 2.5-3 star review would have been warranted if we wouldn't have had to deal with Becky West. She was a horrible. Can't trust her as far as you can throw her, it is a miracle she still has her real-estate license. Also it is disgusting that they have their land lords and employees come to their aid to cover up how bad this company is. Update 8/14/23 In response to your response. We received 90% of our deposit back. We got pinged for some minor damage around the fire place, it was a pre-existing thing but it did worsen and we did not ask for a repair. That is on us. I don’t hold that against you as the damage did worsen because we used the fireplace regularly. Thermal stress and use causes stone to expand and contact which naturally leads to cracks and chipping in the grout/mortar… To your other point, we had the house professional cleaned and used a chimney sweep that you referred to us before we left. I believe we paid about $400 or $500 dollars for the combination of those services. We provided receipts for both when we left. I have no issue with the deposit that received back. It seemed fair. I would also like to add by your own account, “we were very good tenants.” You received a poor review because your company employed bad representatives that were/are unprofessional and your company on a whole was unprofessional and lazy. You epitomize the land of Mañana mentality and were slow to respond to any request. I would also add that to solve a leaky window seam your staff permanently sealed the windows in our master bed room shut with caulk so the windows no longer opened. I will also reiterate, Becky West was a nightmare. She took your company from a 2.5 star to a 1. She was standoffish and rude. More colorful words come to mind but I don’t my my review to be take down for vulgarity. (To anyone still reading this please consider using Landseer it was a great experience. We used them for our next rental and it was a truly great experience, Don is a rockstar! He is organized and very professional!) Valdez and Associates, are the Epitome of everything that is wrong with the culture of Santa Fe. They take advantage of transplants, they are disorganized and unmotivated. They are perfectly content to have their landowners, friends and employees leave positive reviews to offset the truth… They are a mediocre company at best, with poor ethics and Lousy employees. The employees of Valdez &associates misrepresent the the truth and fabricate statements (garnered from their friends and families) in an attempt to validate themselves . For further proof. Look at every response to a negative review… one of their landowners or an employee swoops in to defend the company by saying that the tenant was a bum, and was upset about a menial sum of money that was not returned to the them. (Fun side bar, if you are having issues getting your deposit back, from any land lord in New Mexico, I would encourage you to look at your tenant rights… as “normal” ware and tear is protected under the New Mexico land lord tenant act… chapter 47 Article 8 with many subsections going into more detail. The NM judge that usually sees these cases in Santa Fe has been historically, very pro tenant.. a normal filing fee is only $96 and you don’t need a Lawyer.)(This is not legal advice and I am in no way encouraging anyone to do this.I am not a lawyer, but everyone has a right to be informed.) If Valdez spent half of the energy they spend on responding to negative reviews and put that effort towards fixing the underlying staffing issues and and implemented some professional and organizational reform, they may be able to pass as an upstanding company. Their response to my review is a perfect example of what is wrong with this company. They attacked my review, with out knowing which tenant I was, and tried to make it seem like I was a delinquent tenant that was merely upset about a menial sum of money withheld from our deposit. Avoid this company at all cost.

Well, first of all... the only positive reviews for this company and people mistaking them for a restaurant second of all the only other positive reviews are them creating profiles and leaving themselves 5 star reviews. I highly recommend trying to rent from another property management company as Valdez & Associates is a nightmare. They are dishonest and flaky. The repairs in the homes are terrible make shift and ghetto. TAKE A REALLY DETAILED VIDEO UPON moving in - because they will return maybe 100.00 if you lucky! They make up all the "repairs" and cleaning needed - when these homes are BARELY maintained and the repairs they do are ... well ... as I said before ghetto. Even if you leave the home in better condition than move in, they will do and say whatever it takes to make up why you didn't get returned deposit. Be prepared to fight them on this. Becky is cold and hard to work with. Goodluck!

This realtor company is absolutely atrocious and incredibly unprofessional in how they treat clients. I understand realtors are in the business of filling spaces for owners, but this place brings a new level of petty to the industry. They did not advertise once on their listing that the home I applied for was on well water, nor was it mentioned during the application process. Being from Florida, I was unaware of well water. Our water is tested routinely, and residents are notified of any issues that arise. Only after my girlfriend and I applied, paid a nonrefundable $80, and were approved to rent were we actually informed the house was on well water. Well water is not an issue, so long as it is tested periodically and deemed safe to drink. Heavy metals and other contaminants are very common and can cause lifelong health issues and disease. We emailed the leasing office to ask if the owner tests (or has ever tested) the water for heavy metals. They said they didn't know, but probably not. To gain further clarification on this issue we asked at the office, in person. A lady who was not our leasing agent (she didn't introduce herself) came out to us in a brash and irritated manner saying "I don't know what to tell you. Well water is the safest thing on Earth for you to drink." Rather than working with us constructively they chose to gaslight us. They easily could have figured something out with us, such as making plans for testing the water. Instead, they attempted to invalidate our concerns, which shows their true colors. Not only was this extremely unprofessional and unethical, but we also wasted our money applying. When we said we wished we'd known about the well before applying, the lady barked at us "you could have asked!" Again, I am from an area that doesn't use wells, and it's not unreasonable to expect a company to be forthright in their listings. I have had 6 different rental apartments since I travel alot for work. Never ever have I moved into an apartment or house where something was not mentioned prior, or the landlord was so guilty in hiding pertinent information. They have always been upfront and honest, but Not Valdez and Associates. The amount of horrendous experiences and negative reviews here alone show their in ability to trusting people. Not to mention how they respond to negative feedback to the horribly managed leasing business . You are better off living on the streets or in a hotel room rather deal with this incompetent group or selfish pigs. Would not recommend.

The best property management company in town. They are always ready to help you, they care about their tenants and their issues. No problem that is a problem to you is left unattended or unanswered. I’ve been renting from them for over 3 years and I am more that pleased. They addresses every issue I had, like leaking roof, mice, water heater and etc in a super fast and professional manner. The sweetest thing was when I got a message during the corona pandemic from the office just checking in on me and offered to lower my rent half. I didn’t even ask for it. Love how personal this is. They truly care about their tenants. Strongly recommend doing business with them! -Simona

My husband and I met Becky West from Valdez and Associates in August 2019. We were looking for a rental house with a yard and close to our jobs. We found one right away that was coming up for rent thru Valdez and Associates. We applied and were accepted and moved into our new home on September 15, 2019. The place was immaculate with fresh paint, new carpeting, clean appliances and yard and.....best of all....a brand new washer and dryer! Since then, we have made requests for a few repairs and modifications and they were all very timely and completed in a very professional manner! Everyone that arrived to do the repairs was professional and did a great job! The rent is easy to pay on their online portal with direct deposit! We have been extremely happy with Valdez and Associates and would recommend them highly!
