This firm has handled three real estate transactions for me and each time they identified and resolved issues that have saved me hundreds, if not thousands, of dollars. If you are looking for a real estate firm to handle your transaction whether you are buying or selling Halpern Rodríguez will have your back. They do not simply go through the motions - if you are their client, they fight fight for your best interest.
This agency does not do a thorough job as closing agents on a house. I was the seller in a transaction handled by them, so buyers chose them. The home equity line on the house was never closed, even though I had submitted all necessary documentation to closing agents for this. Why was it not closed? Because the bank did not receive the documents. I had to resend these documents to the bank myself, having found out a week later that these were never received. Further, on the day of closing in the afternoon, I was sent a final closing statement to sign, which had about 10 lines cut off at the bottom of each page. Turns out the people in charge of my file (Rosemary Ahumada, working for Carlos de Cespedes) could not be bothered to scan a legal-size document as legal, and instead scanned it as letter. Guess they didn't think that was their job (or their problem), to get parties full closing statements to check and sign. With a house in Miami these days, it's not like there's a lot of money at stake here, right? No need to be thorough in what you do, and disclose all numbers to the seller... Just sloppy, unprofessional work, even by Miami standards. Thoroughness is pretty much the only job of a closing agent. If you want that, look somewhere else. Three stars, because at least the disbursements of the money were made correctly.
