Seller in a transaction. The appraisal came back lower than expected. I noticed they missed over 250 sqft of living space. I sent a copy of a survey that was just completed to show them it was missed. I don't believe it was done on purpose because their calculations seems like they took the interior walls out of the square footage which is incorrect. My real issue is when the appraisal was appealed it didn't change. How does 250 sqft of above grade house have $0 value? If you look at the comps they were taking $1000 away from the value of my home for each 50 sqft it had more. Common sense would say thats about $5000 of value was missed and not $0. Unfortunately the buyer can't pick their appraisal company but you should stay clear of a bank that uses them. This has cost both the buyer and I the the deal
