Landlord Strategy and Services

Before leasing units to tenants landlords should familiarize themselves with Maryland law and draft a written lease agreement with the help of a landlord-tenant lawyer. Based on my experience in most cases landlords win or lose at trial BEFORE stepping into the courtroom. If a landlord complies with Maryland landlord-tenant law, and files suit under the correct cause of action, she generally is awarded both possession of the property and a monetary award. Landlords who do not comply with Maryland landlord tenant law often take months to evict a tenant, and most likely will not receive a monetary award.

Tenants seeking to avoid eviction or paying rent can do so if their landlord does not comply with Maryland law. I have helped many tenants avoid eviction or paying rent because their landlord did not comply with Maryland landlord-tenant law. The biggest mistake tenants often make is consulting with an attorney after a judgment against them has already been issued and the eviction process has begun. Reversing an eviction is very possible, but it is an uphill battle that should be avoided at all costs. Consult with an attorney before your first court appearance. On the other hand, a tenant knowledgeable of Maryland law may be able to have a landlord’s case dismissed and win the equivalent of three months rent, attorney’s fees, and court costs!

First let me begin by stating what I stated in the last 3 or 4 messages that I sent Attorney Pendergraft. That is that I hope everything is well with him. Then secondly and my reason for saying this is because Attorney Pendergraft was handling a case for me and just completely stop communicating with me. Completely & absolutely 100% GHOSTED me. Thats very disappointing because I had given him a lot of information and had to forward a lot of documents etc to him.. We was deep into the process of my case. So it is very disappointing to myself and my wife. Its very disheartening for us because we was trusting and depending on his professional help and I feel we was misled, and I could even almost say tricked. I would have appreciated him if he would have gave me a reason regardless of whatever the reason. For example, if he would just have said hey sir, we're not interested in your case anymore, it don't benefit us, we can't help you, possibly referral or whatever. But to lead our family so far into the case and then just stop with no explanation is why I feel misled and tricked. Again it is very disheartening. I thought Attorney Pendergraft had fairly good reviews even though I did see one other lady did a short review that stated she was completely ghosted as well. So anyway I wish him well, but I don't think that's cool the way we were handled. I feel for some reason I don't know why, but we was just taken for granted.

I hired Attorney Brian Pendergraft to handle a deed transfer for my mom. He was very knowledgeable on the matter, and was able to answer all my questions. In addition, he provided us with the documents needed to make the transfer and already had the information about the property and therefore there was no need to provide him with the deed and/property information. He was on point. He looks very young but don't be fooled by the young appearance. He is smart, intelligent. I like him and would highly recommend him. He deserves the 5 stars!!!
