Representing landlords and tenants in commercial and residential landlord/tenant disputes is complex and inexperienced counsel and individuals attempting to represent themselves frequently become mired in procedural pitfalls and mistakes.  There are many rules that the landlord must follow to avoid unlawfully evicting a tenant that is in breach of their lease agreement.  Many landlords and property management agencies will attempt to maneuver this legal minefield on their own, but will often have end up costing themselves more time and money in the long run.  Jake Doleshal has the experience to get the best results as fast as possible for his landlord clients.  There is a delicate balance between wanting to preserve the landlord/tenant relationship where landlords oftentimes want to restore and retain the business relationship with their tenants, but must weigh this need with their own interest of having good paying tenants.  Jake can help his clients weigh this decision and then go forward with a plan to fulfill their needs quickly and legally.  Moreover, the legal issues that arise after the termination of a lease or foreclosure expose landlords to substantial legal liability.  Landlords that are faced with a tenant in breach of their lease agreement, whether it is a commercial property or residential, should consult with an attorney immediately to ensure that the letter of the law is followed and that their interests are protected from the outset.
