This Landlord has a reputation among tenants as being extremely difficult to deal with. When a tenant has a maintenance/repair issue that is clearly (under both the Lease and industry-wide practice) not a Tenant responsibility, Phillips Edison will take the position that it is Tenant's responsibility . . . fully aware that the cost of disputing the claim exceeds the cost of making the repair. Tenants are left holding the bag. Their accounting department will fail to send reporting they are required under the lease to send. Thereupon, Landlord will issue a "notice of breach" claiming Tenant is at fault. Real consequences can flow both from the original Landlord error, as well as their unjustifiable, unsupportable position.
I enjoyed working with Shannon Groover. She is very professional and very responsive.
Great place to work. Also great landlord if you need some retail space.
Do not rent from these people! Worse landlords ever!! Most disorganized, backwards company I’ve ever dealt with in my 24 years of running my business! I just received a letter saying my neon sign must remain on 24/7. I guess we know where Phillips Edison stands on conserving energy! Another reason why the are the worse landlords EVER!
