I called Blake today and I cannot put into words how grateful I am to have come across his phone number online. I felt so lost and confused for months( actually years) and this gentleman in a short 5-10 minute conversation answered every single question I have ever had about my family’s property in Texas. He was so honest, knowledgeable and didn’t even once mention anything about charging me for the information that he was providing. We are sorry that we needed to seek the help of an attorney, but happy that when we did, we were able to find James Blake. James answered the phone from my first frustrated phone call where I explained that after having a lease for our business in Northwest Austin for 24 years and in this particular building for 10 years, we suddenly ran into issues with our new landlords (our building had been sold to a new out-of-state company) and apparently they read our lease differently than we and our previous landlords did. I tried via phone calls, letters, and ultimately return receipt requested letters to discus and resolve the issue on my own, but after 5 months of receiving no reasonable response, much less resolution, we decided we needed a lawyer. First, I just wanted to know if he felt we were interpreting the lease correctly. I am not a lawyer and a lease contains some rather complicated language, so I wanted to start there with a professional. He felt that we were reading it correctly and said that he and his colleges are seeing our same issue happening quite a bit all of the sudden Austin, probably due to the rapid growth. We had never personally or professionally had a dispute requiring legal counsel before so this was all very new to us. James walked us through every step of the process and did quite a bit of background research for our position. Ultimately, once we had legal counsel and after months of back and forth, our landlords (and their team of lawyers) acquiesced and we were able to get reimbursed for the overages that we had paid per their demand and that moving forward we would be assessed the rate in our contract. He was genuinely happy for us when it all resolved stating "love it when the good guys win." Well, the good guys were getting no where before calling on his expertise. I can't recommend him enough.
I called The Blake Law Firm to get a better understanding of what hiring a real estate lawyer would entail if i were to sell my house myself vs getting an agent. The first thing I was told was the negative side of selling myself. Then I was given an opinion of how the market is doing and what the outcome of selling myself vs using an agent would be. The man I spoke to, which I did not get a name, was very honest and gave me much more information than I expected. He also gave the price for her services and the pros i would receive along with the price he charges vs the price an agent charges. I haven't used his services yet but if I do need a lawyer he will be the person I call. Awesome experience. Thanks.
