A provision in a contract that preserves the rest of the contract if a portion of it is invalidated by a court. Without a severability clause, a decision by the court finding one part of the contract unenforceable would invalidate the entire document.

(1) A lack of physical or mental abilities that results in a person's inability to manage his or her own personal care, property or finances. On the other hand, Sue cannot do anything that exceeds the scope of her easement, such as widening the roadway.

Anyone, including a corporation, who rents real property, with or without a house or structure, from the owner (called the landlord). The tenant may also be called the 'lessee.'
