As a result, they may impose landscaping requirements on certain properties and visible areas.

Newport Beach's landscaping requirements

 

Newport Beach established landscaping requirements and standards under Chapter 20.36 of the city's Municipal Code.

 

These requirements were established to not only enhance the city’s aesthetic appearance, but also to reduce heat and glare, conserve water, control soil erosion, and preserve air and water quality.

 

These set of standards apply to any new developments within the city as well as existing developments that are undergoing alterations or expansions.

 

In certain situations such as changing tenants of a property, these standards do not apply. When such requirements are applicable, the landscaping and irrigation improvements must be installed before a certificate of occupancy will be issued.

 

There are specific classifications that are exempt from the landscaping requirements. These include some single and double unit projects that are located within R-1 and R-2 zoning districts, registered historical sites, and ecological restoration projects.

 

There is also an alternative provision to the stated requirements. Alternative methods or landscaping materials may be used if they meet or exceed the goals of the established landscaping requirements and are approved by the review authority.
